For many families, the dream of owning a home feels just out of reach—especially with rising housing prices, hefty down payments, and closing costs that can total thousands of dollars. But thanks to a new initiative from the OnPath Foundation, the philanthropic arm of OnPath Credit Union, that dream is now closer to reality for first-time buyers across southeast Louisiana.
The Pathway to Homeownership Grant Program—launched this June—offers up to $5,000 in assistance for down payments, closing costs, or prepaid expenses, three of the most significant financial hurdles that often block the path to homeownership. The goal? To create greater financial equity, build generational wealth, and support families as they plant permanent roots in their communities.
“Homeownership is one of the most powerful tools for building generational wealth and stability,” says Candace Washington, Board President of the OnPath Foundation. “Through the Pathway to Homeownership program, we’re addressing historic disparities and ensuring more families have the support they need to achieve this life-changing milestone.”
To qualify, applicants must finance their mortgage through OnPath Mortgage Solutions, complete a First-Time Homebuyer Education Course, and have a total household income at or below 120% of the Area Median Income (AMI) for the parish in which the home is being purchased. They must also be members of OnPath Credit Union, but for many hopeful buyers, that’s a small step toward a much bigger goal.
For grant recipient Jared Perez, the process was smooth and empowering. “Not only was the process of buying my home super easy, but I also received the OnPath Foundation First-Time Homebuyer Grant, which made a huge difference,” he says. “The Mortgage team walked me through every step of the way.”
This initiative isn’t just about real estate; it’s about resilience, opportunity, and building stronger communities from the ground up.
“This grant program reflects our commitment to economic empowerment,” says Jay Huffstatler, OnPath Foundation Executive Director. “By helping first-time homebuyers clear the financial hurdles at closing, we’re not just helping people buy homes – we’re helping them build a future.”
